So, I found a new development and great house. I'm a new buyer and I have no idea what I can negoiate with the builders. We have a friend who tells me to use a Realtor, but is it necessary? The first time we went to see the house a Sales manager said certain things were incl. in the price. Then when our Realtor (she's only helping us sell our house that we live in) called the Sales manager to find out some details, he changed the numbers around. ie- the screening on the patio was incl. but now it's exrtaa bonus room was $25k, now it's $35kthe lot was $10k now it's $25K (but he might be able to work that price downI would just like to know from someone with some experience what I should do. The house is in Osceloa county FL. and an upcoming community.What are the basic questions I should be asking? With the market the way it is, what should be some incentives for me?

Housing developments usually employ their own Realtors. When you bring in your own Realtor you are cutting into the profit because they have to pay a commission. There is usually no wiggle room in the price. They build the house - overcharge you for any upgrades (whatever the plumber or electrician charges will be at least doubled to you) and do not allow you to go in and prewire for your sound system or such to save money or time later. When the market is going good that's the facts. In a down market such as it is in many places in the country - then the builder/developer is ready to negotiate - but usually not on the base price (that could get him in a law suit from the guy next door who bought his house at a higher price last year - the builder would be devaluing that property so they need to keep the price up) so you will see incentives like - 1 year of mortgage paid - a trip to Hawaii - free upgrades - closing costs included. The developers Realtor is bound by the same laws as all other Realtors as far a disclosures. You do your homwork and remember - you have no bargining power if you just "have to have" something. In Florida, you are allowed to bring a Realtor with you to see new construction. Your Realtor will register you with the builder and they DO pay your Realtor's commission.
