| while faceing a forclosureI listed my home for sale with a lisenced realitor that was unable to produce any offers at all to buy my home.It was listed with them for over 3 months.The agent was repeatedly late for the open house showings once leaving me to show the property to the only prospective buyer that ever showed up,on another occasion when another couple showed up to look at the property she directed them to the stairs leading from the back porch to the back yard,but remained upstairs, talking to them from the back porch,displayed un readable open house signs,showed up to have open houses dressed in extreamly un professional attire looking like a tired housewife,on two occasions I even cought the agent asleep napping on my couch durring open houses.I compleatly repainted the interior of the house,planted new flowers and landscaping,had the carpets cleaned,provided a termite report,and did everything the agent requested of me in regards of dropping the price.I still was forclosed |

| Go to the BBB Better Business Bureau online, www.bbb.orgSend them the same complaint you posted on here and they will force your Realtor to do the job or refund you. If they don't comply, their business is screwed. ;-)BTW, the BBB sends the Realtor a letter, they either comply or get screwed. The Realtor will back down because no one screws with the BBB, and your agent will lose his/her job for puting the Realtor business in that situation. |

| There's not really much you can do against the Realtor, unless she did not fulfill the code of ethics (if she is a "true Realtor" and not just an agent) or if she didn't fulfill the written agreement you had with her. How well did she market the house online and in MLS? The sale of your home can also depend on other things like the local market, online marketing, being willing to cooperate with buyer showings (where buyers make an appt. thru their agent to see it) and reasonable offers. I'm sorry that you got foreclosed on. Did you try to discuss your situation with the lender of your mortgage? Many times (hard to believe) the lender does not want to go through foreclosure proceedings; they would rather work out some arrangement with the seller. I'd recommend not trashing the house though. Some people do that, but I don't know if it makes them feel any better about such a horrible situation. Best wishes to you, hope things get better. |

| It is doubtful that you would have any legal recourse. Most sales contracts are "best efforts". You as a seller also have responsibilities under the agreement as well. If you don't think the Realtor did a good job for you call their broker (boss). Next time interview the agent and determine exactly what you can expect them to do to sell your house, like advertising in the local newspaper, host open houses, etc. Make them lay out their marketing plan in writing. If they don't do it then you can ask them to release you from the agreement and go to some one else.You need to keep in mind that this is a difficult time for anyone to sell their home. You are not alone. You did have another possible alternative which is bankruptcy protection. That may have bought you a little time to restructure your debt and sell your home. |

| so it's the agents fought you got foreclosed on???not the fact you did not pay the mortgage!!!!agents have no control of the market, open houses usually do not produce a buyer for the property what it does produce if any actually show up is a buyer for another property.the best thing a person can do is put a house at the lowest possible price and have it ready for a buyer to move in meaning, paint, carpet no repairs needed etc... |

| Did she violate any law? No. She's just unprofessional and lazy. There is no guarantee that an agent will sell a property within three months. You can file a complaint to her boss at work and inform the BBB of this lazy agent. |

| I apologize for the actions of this "professional" - but at the first inclination something was wrong, I would have taken action. After the second problem, I would have fired that agent. I get so much of my business from agents that don't take care of their clients.You probably don't have any recourse, but it doesn't hurt to complain. Talk to their principal broker, the state RE agency, and the BBB. |

| ok, first thing...learn how to FREAKING spell correctly, jesus.it is REALTOR "real-tor", not "real - lit - tor". god, i hate that.another thing is that ALL realtors are licensed with the STATE to sell real estate. you need to have a license to be a REALTOR. saying "licensed realtor" is like saying "tuna fish".you can have a real estate license and NOT be a REALTOR. a realtor isn't responsible or liable for "producing" offers. they are ONLY responsible for handling what offers DO come in within the ethical and legal boundaries of the state they are licensed in. so you didn't like what she was wearing at the open house? what was she wearing when you met her? if nobody came to the open houses, why did this even matter?if she was doing such a bad job, why did you STAY with this agent? you could have cancelled and got another one. was your house within comps? did you not make payments for 3 months and THEN decide to list the house? if so, you waited too long. you have no legal recourse UNLESS she did something NOT LEGAL in representing your home like you found out she had something like "no black people" in the ad in the paper. |

| Unless your agent was on the mortgage, she's not responsible for your forclosure. It sounds like she was just the last stop before the train crashed. Unfortunately, you made a series of decisions that resulted in the loss of your home. A bad agent can sell a house that's priced correctly from the beginning and shows well. A great house that's a great deal will sell even if the agent is knocked out drunk in the front room. |
