Not if the home is on a lock box, or you give them a key with permission of the seller. I would just go, it takes all of 10 minutes, and they may have questions you can answer to help the value.

Not if the appraiser has a lockbox key or code, or other arrangements have been made, i.e. key under mat at back door. Custom probably varies some in different locales.

Some lenders allow appraisers to do a 'drive by' appraisal, i.e. to be sure of the property's location. If the appraiser has to go inside (such as for a HUD purchase), lenders apparently have keys to the property just as the certified real estate agents do.If there is ever a doubt, the Realtor can give the combo, with the Seller's understanding and approval. Sometimes its hard for the Realtor and the appraiser to be on the same schedule. Besides unlocking the door, there's nothing else for the Realtor to do, except show more written info about the property that the appraiser may not have.

No, they have a key to the lock box, but they very rarely have to actually enter the property anyway.

No, a Realtor does not need to be present at the location. Access to the property usually depends on the comfort level of the homeowner in letting strangers inside. I've appraised many properties where the homeowner wanted to be there, or their Realtor. But usually I just let myself in with the combo box or MLS key. Also, the buyer may want to be present while the appraiser or inspector is there.
