I work for a realtor and my boss asked me to think of ways that we could homes that were listed For Sale By Owner to list with our office. We already send letters out but does any one have any ideas that have either worked for them or if you personally have a house listed now what would get your attention and possiblily make you want to list your home with an agent?How would you get them to come in to the office in the first place? Are letters the best bet?

The only incentive that I can think of is a REALLY low percentage of sale profit. I believe the usual is 6%, but with the condicion of the market, an offer of only 3% is good for the seller and better than nothing for you.

I would try to remind them that the average FSBO house sells for less than what a realtor gets. There was a study in Freakonomics about this. Get a legal reprint of that.

throw statistics at them.. around 80% of people shop for homes over the internet and most people these days don't use the local paper or any paper advertisement for that matter. fsbo's usually will not have that great of an exposure. I would not advise a 3% commission rate, as a realtor, I probably will not show that home if someone told me that I will only get 1.5% of that sale of which my broker will take 50% depending on my commission split. And with this current market, I would have a slew of homes to choose from.

I wish I was in a market where listings were desired...back in the day (oh say 5 years ago), I used to pursue FSBO's with a great deal of success. My approach was simple...give them options. Are they not ready to list, but think they might need help with paperwork only, if they find a buyer?....that is one fee. Do they need help with marketing only? (I even loaned out custom signs that had "provided by...". if so, that's another fee....You get my point, but be careful not to dilute your company branding or value by offering a ridiculously low percentage...at least one that does the seller more harm than good by not being competitive in the Buyer Broker compensation arena. make sense? Also, run all of this by the broker....

Help them until they need you enough to list with you. Make FSBO packages that have helpful tips, area statistics, absorption rates, Comparable home listings, homes that closed and how much they closed for. Remember "always ask" everytime you give them something then you get something out of the deal. Ask them to listen to your sales pitch. They will begin calling you for information give it to them but remember to let them know that you could provide them with much better service if they listed. Its a good idea to show them samples of what you all can do. Show them the professional difference. They go FSBO because they think they can do it, so show them why they cant. Finally they will of course say to you "If you had a buyer we could work something out" thats when you remind them that they have to list if they want all of the resources you have available behind them. You want to make them need you with out having you until they decide that they are going to list with you.
