I know the realestate market is a little crazy right now...but I found my dream house and I want to buy it. So I went to check it on zillow.com and its was 450,000 less than the asking price. The family just lowerd the price by a 100,000 but, I dont know what price to trust. Because I want to make a solid acceptable bid to insure that I will get the home.

Ask your real estate agent to do a comparative marketing analysis on the property.

Not very ,in fact about 40% of people who ask for a reasessnent at tax time will get one and ultimatley lowering there taxes.Good luck and I would hire your own appraiser and not trust Zillow with this much money invovled.

I would not rely on the assessed values - they may be at market values but at a set point in time. These might be a year or more out of date. If you are using a real estate agent - get them to give you the most resent sales of similar properties so you can do a comparison and judge for yourself.What is the market like in your area? - if it is truly a buyers market put in a low bid with the zillow documentation as your support. - then see what happens you can always go up depending on how they react.

They're not very accurate. A comparitive market analysis by your real estate agent will be much more reliable.The tax assessor's value could be up to about 3-6 years old and is based on a drive by appraisal, not one where the appraiser views the entire home.

Don't trust crap like Zillow. They overvalued the entire subdivision where I'm currently buying a house by 25-30% percent. Your buyers agent can run a CMA for you and advise you durring this whole process.
