| We have a ranch house with an 2 car attatched garage. We built a 2 car detached garage out back for our restored vehicles. So now we have a total of 4 garages. We are thinking about relocating and wonder how the extra garages will figure into the value of the property. Does that count as square footage or not. Or do we figure in the cost of what it was to built. How do appraisers figure this out. Please appraisers, bankers or realtors only. Thanks |

| Garages, whether attached, detached, or built-in, never count as square footage in the sense of habitable living area unless they have been converted to such use.An appraiser would first look at what is typical garage space in your neighborhood. If it is predominantly 2 car with the exceptions being mainly in the 1 car direction, the detached garage is not going to add much value as a garage. In which case it might have more value as a detached shop structure. In either case, the quality of the structure will be of some importance. Is it on a slab? Does it have full or partial utilities? Exterior finish match the dwelling?Cost does not (necessarily) equal value. |
