My wife and I and looking at buying our first home. We have found a house we really like, but the seller's disclosure says they have the sewer line Roto-Rootered 3-5 times a year. This seems excessive to me. Our realtor is asking them if they do it preventively or if they really get slow drains that often (they say they have had no sewer backup since they have owned the house). If it is really needed that often it sounds to me like we'll be replacing the lateral line in the next few years. Anyone have any idea what some of the less intrusive methods like pipe bursting cost? It's about 40 feet from the house to the street. Thanks.

We bought our house 10 years ago and have Had rotor rooter twice, Once to fix a leak around toilet and once for a busted pipe in the wall. It seems excessive to me, I would want records from roto rooter showing what has been done, this will show you if their is a problem, you could also hire your own plumber to inspect it before the closing date. This could be negotiated in the price

I used to have the problem (clay pipe) because of roots. It's really best to have it replaced with VINYL rather than constantly fooling around with it. However, you might want to compare prices on having it relined instead of digging it up. It would be less messier. If you do not have a root problem (clay pipe), I see no need for the previous owner doing what he has been doing. Get rid of that clay pipe though either way.

Yikes, that sends alarm bells off to see something like this. We had owned one home for 5 years and not once had to have maintenance like that. I wish I could give you a solution, but w/o knowing the reason for them having this kind of maintenance done, I'm out of ideas. Good luck with your first home purchase.

the most excessive i have ever had to auger a house was 2 times per year, depending on root growth. there are also a lot of customers that have a preventative augering (roto rooting) done once a year if there have been problems in the past. but 3 to 5? it sounds like there is a serious problem, with a sag (low spot) in the pipe, or a broken line.either way, it costs my customers about $100-$200 per trip to have their lines done, based on length and difficulty. this adds up over the years.many plumbers have a sewer camera, the town i live in has one, so none of us plumbers have to bother. you can have your line scoped, and have it on video to see for yourself what the problem is. if they had this much trouble, it should have been done LONG ago... i used to have one, and we charged $250 flat rate for a video of your sewer, now the town does it for free... check that out too... it sounds like there are serious problems there that should be investigated before you purchase.

You have to be getting some tree roots.Having several rentals I am constantly having a problem.I am looking now to purchase one.You might try getting around it with a snake...a good sturdy one..I think you can buy them in 50 ft.Hardware store carries snakes.

Pipe bursting is very expensive you can have three mainlines dug and replaced for the cost. They still have to dig 2 big holes to pipe burst also. I would not waste my time unless it was going under a driveway. 40 ft. should run between $1500-$3000 to dig and replace. If it's sch. 40 p.v.c. pipe I would just camera and repair. 3-5 times means there is a break, belly or other serious problem. I would have a plumber run a camera down the line before buying. I did a hydrostatic test on my sewer before I bought my house to make sure there were no leaks on the sewer.I would also ask what plumber they use and call to see what notes they have on the house. No plumber is going to go to a house that many times without writing down what's causing the backups.
