Are you a proficient Flash developer? If you aren't so savvy, or just don't have the time then, I would suggest that you consider using the service of a company that offer templates for Flash-based web sites. These type of sites are so common now-a-days, there is no shortage of such hosting services. Of course, you will want to carefully check out the credentials of the company. It is important that they have a proven and consistent track record for reliability and integrity. Most importantly, don't fall victim to any "switch-and-bait" schemes.Questions to ask:What are the various sorts of packages that they offer. Are all of them off-the-shelf, or customized packages? How do they charge for such a service? If you decide to get a Flash-template, is it a one-time fee? How easy will it be for you to maintain and update your site? What is their policy when something goes wrong? What sort of plans do they offer for those who may need to make changes or upgrades?

Before considering a pure Flash website, you have to ask the simple marketing question: Who's your Net audience and are they dial-up subscribers or DSL subscribers? Your answer which in most cases, will be the majority Net audience are in fact, dial-up subscribers who will find Flash websites difficult to visit due to the long download times of Flash webpages. Ultimately, they will leave any Flash website that takes more than 30 seconds or longer to download relevant files. Even though Flash may look high-tech, the design, itself in Flash may not attract the majority audience. Also take into consideration that you have to integrate, especially on an HTML-based splash page so that the SEO metatags are properly filled in otherwise, your realty website will not be properly indexed by search engine rebots. Again, pure HTML-based websites have the advantage of SEO searchability whereas Flash often fails to register any search results since most Flash designers are just too lazy to fill-in the properties for <title>, <description> and <keywords>. Therefore, you have to ask the question, am I designing a Flash website just to attract the 20% of Net surfers who are DSL subscribers. And if your answer is "yes," then you really have chosen to design a website that basically will be unattractive to the majority of Net surfers - dial-up subscribers and unsearchable by major search engines/directories. Pure Flash designed website do not make any sense for ecommerce purposes especially to invite dial-up subscribers to enter when the download times are excessive.Good luck!
