Generally speaking your LOS (Loan Origination Software) contains your STATE specific disclosures and RESPACalyx (Point) or Encompass are the two MAIN LOS. Which one do you plan to use? You will not be able to use hardcopies for file submissions to all lenders. I am from Los Angeles - where are you at?

Don't mean to sound ... well ... mean, but, how did you get a CA mortgage broker license, which takes time, education and experience, and not know this? You can get some forms from your LOS and pay for the rest like everyone else. Use professional quality, legally accurate forms. Go to http://www.winforms.com and set up an account with your license. Why on earth would a licensed broker be looking for free forms online to do business?

Your local Board of Realtors would have these forms. But, if you are a Mortgage Broker, why would you need blank Purchase and Sales Agreements?
