I have applied for a few houses and I have not had any of the accept me as the new renter, they don't really deny me they just choose someone else. How can I find out why? Is there any law that require them to tell me why? I juat have a feeling that the last place I rented from is giving me a bad refrence and they do not have reason too ( I paid on time gave 30 notic, etc) But I did not get along with the person that took over the renting job after we moved in. It is a realestate company and the lady that rented to us was awesome, but then the hired a real jerk to replace her. Thanks for you help.

you can just ask them! but it might be that someone knew someone kinda thing and they got first dibs or your credit! but usually they will tell you if it was your credit also i happen to know( and they wont admit) that renters don't like to rent to single mothers or single people because of "partying" and "fighting"! i know it is discrimination but what r u going to do

You can respectfully ask the renter why they didn't choose you.Get a different referral if you think your last landlord is not telling the truth. Or, get letters or recommendation from people.Present yourself in the best light. Be clean, courteous, have good credit, steady income. Be punctual and respectful.

A landlord can refuse to rent to anybody without any reason. They cannot discriminate because of race, religion, etc., but otherwise, they do not have to give you any reason. If you insist on explanation, they'll say they just selected someone else (as you said yourself) and that's it.Again, unless there's discrimination involved, there's not much you can do.

I am not sure where you are but everyone has a right to know why they are denied, write a formal letter requesting an explanation for why you were not accepted. Also you when applying and speaking to a perspective landlord I tell the right up front that the last landlord may be a problem and tell them why, but explain that the rent was paid and on time and home was kept clean and so on. Then go on to tell them that you can provide personal references of neighbor, friends. relatives. acquaintances and so on to prove that you are worthy and if they like you will provide this too them and they can check any other rental references they want just they may get a bad reference from that one landlord. With my experience both in property management and a renter I know some landlords are not good people and will take advantage of anyone they can prey on and get their greedy money in their hands.

Speak to the prospective landlord before applying.Ask for a copy of their written qualification standards for this unit. Its the only way to know if you are being discriminated against legally or illegally. Illegal discrimination is race etc. Legal discrimination is based on income, rental history, credit scores etc. If someone else is better qualified that is one thing, but if your application meets their written standard you need to know then why you are being denied. Most landlords have no trouble saying "We require no lates on rental history" or whatever.Actually to find out on your own........you could have someone do a verification of rent to the company in writing. It's a form that they send to the managment company along with a signed release for them to give the info to them. On the cover page they need to ask for the form to be completed and faxed back. Then you will have in writing if they are stating you were late or a problem with other tenants.Also you may just want to use the other lady as the landlord if she is still available.

There is no law requiring disclosure of why they are not renting to you.Your best course of action is to ask, but they are not required to tell you anything.How about having a friend posing as a potential landlord call for a reference check? But if you find out that is what is causing your problem, what could you do then? Nothing, really. I'd let it go, someone is bound to rent to you.
