| What's more important in your professional opinion for selling a home?1. Realtor Incentives2. Buyer Cash Back3. Buyer closing costs paid or a percentage of CC paid?Sorry to keep asking questions on this same subject, but I'm looking for suggestions and alternatives for selling my home. My realtor is not much help. She rushes me off the phone when I try to talk to her. Yes, I'm calling her broker. |

| THE ONLY THING THAT SELLS HOUSES IS PRICE. PERIOD.I wish I could make it more glamourous than that, but it's just not. We've been selling houses for over 20 year (with good customer service) and know that the only thing that will sell a house is pricing it to beat the competition. The market is horrible right now, so pricing it to beat the competition means pricing it WAAAAYYY lower than you ever thought you'd go. If you can't (or, pridefully, won't) do that, rent it out. The best agent in the world can't sell a house that's overpriced. |

| If the realtor seems put out by your asking questions, then they shouldn't be realtors! Buying a home is the biggest investment you'll make - ask anything and everything you want and make those realtors do their jobs! |

| sorry - realtors are like attorneys"You either really like 'em or you really hate 'em "i think you are stuck with her for the duration of your sigining...starting asking friends and others who they used and if they were satisfied with their performanace.after all you should not have to do all the research...that is their job and that is what they went to school for.i know have heard of people switching realtors in the middle of their contract...but the original realtor still gets $$$...good luck ---hope your next experience is a better one:) |

| Hi there,i have to agree with Mathew. And i also am a Realtor since 15 years with good customer service and reputation. The buyers are in the "drivers seat" and they want the best house for the least amount of money. In a market like this they have a lot of homes to choose from and they will pick the lowest priced home which meets their needs best.It helps if you put yourself in the position of a home buyer right now - what would you do? Take your time and look at other homes priced comparable or lower than yours - see what your competion is like.I think the best incentive will not help if your home is still priced to high for this market. |

| Try a different realtor.I understand their are some good ones out there, but i have yet to run into him/her.I am going to vote for #3, so it makes it cheaper for the buyer to get into the house.I tried offering 4% to the realtor, instead of the typical 3%, and it hasnt worked. |

I'm not put out by your questions! Sounds like you're having a rough time with your Realtor..! If you aren't dealing with any received offers, then if I were you I would search around for a good by-word-of-mouth Realtor referral. Only possible problem would be if a buyer for your home was initiated by your current Realtor. Then you would have to pay your old Realtor a commission and not the new one. If /when you cancel your contract with your Realtor, be sure to read the cancellation carefully, and check mark ONLY the appropriate boxes removing him/her from receiving any compensation from any sale. If he has a list of potential buyers' names, then he would write these names on the cancellation for your acknowledgement. To choose from among the numbers you posted, I would say number 3, buyer closing costs, unless the cash back is more than closing, but in this market, which is VERY soft, buyers are having a field day. They have so much inventory to choose from, they can pretty much dictate the terms to desperate sellers. Remember, it is the buyers who determine a home's value, not the sellers. If buyers aren't interested, the main motivator to get their attention is a price reduction. If a house is priced right then not only will the house get more showings, but offers will come in. A good Realtor will provide you with comps for your home, and be willing and able to answer all your real estate concerns. I tell my seller clients who don't have to sell their home, and are unwilling to reduce their price that it would be better to take the home off the market and try again next year, rather than let it sit at an unappealing price. | price price price , and how does it REALLY look? you love it but is it really ready to sell?paint, carpet, to much clutter, yard etc...call your agent or send her email saying you want to sit down face to face with some questionsdon't hire another agent and then reduce the house give the agent you have a chance if your going to reduce price.the next agent will do everything this agent is doingtalk to you about price, sign in yard and maybe an ad in paper, open house depending on your area. |

| Actually what I do to help my clients sell their home faster is offer the buyer's agent a higher percentage (like 4%) and offer to pay the buyer's closing cost (up to 1-3%) of the purchase price. That way you grab the attention of agents with buyers and buyers who would like to buy down their loan points or buyers who barely have 5%, 10% or 20% of their down payment.Regards |
