I used an online class and completed it in about 4 months in the evenings. Then I took my exam and passed on the first try (which I hear is rare). You should talk to a broker or two first. They will let you know if they will sponsor you after you pass.As far as how much they make, Most make average incomes. You are a contractor, not an employee so you pay all your expenses. You also pay your broker a percentage of every commission you make, plus office fees, technology fees, E&O insurance, etc.It is very hard to get started because you have to build up customers and you have to convince someone to use a brand new agent on one of the bigget purchases they will ever make. If you can assist a mentor agent through several transactions and fill in for them when they are unavailable, it will help. Almost any agent will let you hold open houses on their listings. This gives you the chance to pick up a gig as the buyer's agent.Good Luck.Note that this varies in every state. Check the state website. In Texas, it is the Texas Real Estate Commission or TREC.

I did classroom setting for 5 weeks, then took my test. I failed the first time, but passed the second time 3 days later. about 60 to 70% fail the first time they take the test. I believe you need to be at least 18.How much they make...thats a tough question. If you live somewhere like S.F. or N.Y.C, you only need to sell 1 house and you've likely just made 30,000 dollars. If you live somewhere like Indianapolis, you sell 1 house and you've made 1,000 - 3,000. You usually get 3% unless you are the buyers agent AND the sellers agent, then you get 6% of the selling price of the house. Your broker that you work under will also take a cut, sometimes as high as 55% and sometimes as low as 20% + they take about about another 300 dollars for errors and ommissions (sort of like insurance if you screw something up, so you dont get sued.)Most people that get their license (like me) dont do much with it. You work so many hours if you want to be successful. You also have to spend money to be successful. A successful agent can make between 100k to 300k a year in pretty much any average city. Most will make nothing though because its basically sales and most people hate sales.

Well in my state to become an agent you have to now take the class, and complete some training. It is not that big of a deal. To be a broker in my state you must have been an agent for at least 2 yrs, and completed a certain amount of transactions. Then you would be able to take the brokers test.
