is there a separate real estate license for residential and commercial? Especially in California? if so how can one get their commercial license.

I'm not sure about CA, but here in NY..they're one and the same. To handle commercial transactions (especially large, complex ones) its often mandatory to supplement your continuing-education requirements with classes regarding commercial real estate (how do do the calculations, etc.)

They are the same license in California, but an entirely different learning curve. If you want to get into commercial make sure you have someone to mentor you.

In California, there is one license and it can be used for Residential and Commercial. I would suggest that you do one of the other, and do not try to do both at the same time. They are two different worlds and each need to be studied down to the last detail. If you are just starting out, you should do residential only to tearn the ropes about basic real estate. When it comes to commercial, there is much more legal requirements and knowledge that needs to be known and even then you should have a mentor. Do not try commercial on your own or you will be in for the biggest surprise of your life........possible lawsuit in the making.

No special license required, it is the same.But most people shopping in the commercial market are very savvy about procedures and the market, if you venture into these waters inexperienced, you could find yourself without a license in a hurry.
