Hi There,I like this condex which is not direclty under the realtor i am working with. I am thinking to bypass my realtor and approach to direct realtor. I am thinking to ask him to cover my closing cost instead of paying to my realtor. Question is, can my realtor take any objection against this ? Will the direct Realtor offer me some discount for approaching him directly. What are the risk factor doing this ? Please help me, i want to put offer on it.Thanks

Rules on this vary by state and depend on any 'exclusive buyer's agent' agreement you may have signed. Some states say that if the realtor showed you the property, or found it for you that you are responsible for their commission if they are by-passed. If your realtor did, in fact bring the property to your attention it'd be pretty shady to try to screw them out of a commission anyway--since that's their livelyhood and they help up their end of the bargain (finding you a suitable property). If the realtor had nothing to do with finding it, make sure you didn't sign an exclusive buyer's agency agreement or you will owe the commission.

As the client you are the boss. That being said you are toying with administrative agency laws that Realtors have to deal with so if your Realtor showed you this property before, your Realtor and the listing agent will have to share the commission even if you don't utilize your original Realtor's services. And, the listing agent can, and likely will say no to your shake down to pay your closing costs (which may be illegal in your state). So, you will not gain anything by not being represented by your own Realtor

There are so many ways the seller and the sellers agent can screw you out of money. It is not just the price. If you don't have a buyers agent you are a fool.

I think you are calling the Listing Agent the Direct Realtor. If this is the case you need to know the job of the Listing Agent is to get the Seller every penny he can. He signed a contract with the Seller to do that. As a Buyer's agent your Realtor is required to get you the best deal. Have your Agent offer the terms you want. If they will not do it fire them and get another Buyer's agent. If the Buyer's Agent will not represent you report them to the local Realtor's Association.
