I work in the office of a realty agency and I overheard a realtor saying that she sold a house 3 different times that she and all of the sellers believed that it was haunted. And then she laughed about it and said, "What am I going to do, tell the buyers it's haunted?" I personally didn't see the humor in that. I believe in those kinds of things and by her saying that, she apparently does, too.I thought that it was mandatory to tell buyers if a house had strange behaviors and/or activity. By this realtor not telling buyers that the home may be haunted, is this illegal/immoral?

It is definitely immoral. If it is not illegal, it should be. How important does this woman think she is? Her omission is messing around with peoples lives. Personally, I could not even sleep at night.

No such thing... Haunted is a personal belief. Un until it's scientifically sound evidence, the you don't have to report it!

It depends on where you live. In Toronto where I live you have to fill out a full disclosure on the house and yes, ghosts and goblins are on there. But then again would that turn someone off of buying the house? Depends if the person believes.Here is one for you: The house across the street is for sale privately. They are not telling prospective buyers that somebody hung themselves in the basement last month. I say I should tell people when I see them, my husband says no it is none of my business. Legally or morally. I think morally I should.Sorry not to highjack your question but it brings up that fact that in real estate there are many fine lines between legal and moral obligations.

It is very funny. You are not obligated to talk about fictitious things when selling a house. Just because you believe in 'haunts', doesn't make them real.Example: Let's say the last owners told you that God and his angels came every Tuesday and had dinner with them. Once a year, the Easter bunny and Santa would also come.Are you obligated to tell the buyer that?Regardless whether you believe in that stuff, I would hope you would only be thinking about the sale.

Several states have made it a requirement to tell potential buyers the house is haunted.

No, you can't disclose something like that. The seller could sue the broker and own the friggin' company.This is a superstition and nothing to disclose.Mentioning it would be both illegal an immoral as it may effect the ability of the seller to sell their property.Houses have no behavior or activity at all. You only disclose real facts.

Its not illegal (at least in my state) because you cant disclose something that has not been proven to be true with out a doubt. It has never been proved and accepted widely scientifically that ghosts exist. Therefore you do not have to disclose it. Now morally it may be wise, but sounds as if that agent has none.
