| Depends where you are located. In California, I would say wait a year or two if you can, I think the market will drop. |

| A down market may be the best time. Buy within your means, where you want to live and even if you don't have kids, make sure the schools are good so if you sell later it will market better. |

| Always use a broker to either buy or rent real estate. You don't have to pay their commissions (they come from the seller), so it makes no sense not to have someone in your corner.The best time to buy real estate is in a down market, and depending on your area now is probably an amazing time to be a buyer. The greatest piece is real estate investing is appreciation. And if you use the property as your primary residence for about a year you probably won't have to pay capital gains tax upon resale (timing depends on whether your married or not and how much profit you actually make).I say go for it and buy! |
