| After 15 years as a residential Real Estate agent I have grown tired of the boring day to day transactions (and the market.) I started trying to pursue commercial clients two years ago knowing that many commercial transactions take months and years to close. suddenly my work is paying off in spades and I have a 1.5 Million, a 1.3 Million ,a 680,000, a 1 mil, a 20 mill listing etc. Well you get the idea. But commercial brokers want 50% of these deals for doing nothing but printing business cards. I need training and expertise FAST! |

I attended a 3 day program and learned a lot - here's the link to their site: http://www.tdogs.com/I'm not sure I understand your comment about commercial brokers wanting 50% of your deals for doing nothing but printing business cards. I was a residential agent and made the switch to commercial and not sure what you are getting at?One thing - are you still working for a residential company and trying to do commercial deals? If so, I would consider switching to a commercial brokerage. Two reasons why - 1. I see residential guys trying to do commercial deals (and some do figure a way to get deals done), but what they often don't realize is they don't have access to all the "back office support" that many commercial firms provide, e.g., demographic reporting, commercial style brochures, satellite imagery with site plan inlays, among other thingsAnd2. Many commercial brokers will not deal with residential agents moonlighting in commercial, because the residential agent often does not understand the flow or mechanics of commercial transactions. I'm not saying this is you, but it's a perception that's definitely out there.Good luck in your new endeavors! I was glad I made the switch - and it sounds like you are too! |

| Obtain a CCIM designation http://www.ccim.com/ which will train you for commercial real estate, join a commercial brokerage or switch to a brokerage that does both. Join LoopNet as a resource to identify available commerical properties http://www.loopnet.com/. Like everything in this business, you have to invest in yourself to succeed. |
