As a realtor, I can only tell you that to get maximum exposure you need to list your house with a licensed agent, especially given the state of the housing market this year. But, if you are determined to sell it yourself, you might want to try Craig's list and Zillow. The postings are free and I understand Craig's list is the most frequently visited site on the Internet.I have no knowledge of any one particular for sale by owner site that receives the kind of traffic local multiple listing service sites or real estate company sites receive. Real estate business it's nice business if you enjoyed I have nearly 10 yrs in this business, usually depend on your experiences and thinking, most people like to ave some money too if they gave advise but most time if you found good people they have idea about this business may be help full.to post your house in real estate website without charging you big amount of money this impossible.some time good friend they do help, I know couple web site but not sure where is your house, cost, mean value state and city.

Well, it depends on whether you are willing to pay anything at all to post your "for sale by owner" ad, or not. If you want absolutely free home listings, first try a site like Craigs List (http://www.craigslist.org); they have a property for sale section. The listings there are simple classified ads with no fancy websites or pictures, but this is probably the fist place I would consider if I wanted to try and sell a home by myself. Right after that I would look to see if there were any local websites (for the town or county, that kind of thing) offerring free home listings. As to the more "full feature" sites... there are a TON of sites that list "For Sale By Owner (FSBO)" properties out there, and that is the problem... there is no place where everyone looks to find FSBO homes. Consumers searching for homes to buy probably first look at Realtor.com, but these are ALL homes listed by Realtors. Most of these other sites also require an up front fee, which can range from small to ridiculous, with no guarantee of results. Check out www.fsbo.com and www.fsbofreedom.com and www.homesbyowner.com just as a start. But I can't swear by any of these sites. Unfortunately the old adage, "You Get What You Pay For," is very true in real estate sales. And while there are no solid statistics to prove how succesful people are using these FSBO sites, there ARE statistics that show... and let me say this with the caveat that I'm a real estate agent in NJ and don't want to make this sound like an ad... that across the country, people who use agents sell in less time and make substantially more money AFTER paying their agent. There are also other options for you to consider... your own property specific website advertised through classified ads is one example... but these can be a little more costly than it sounds like you are looking for. 1) Advertise your house in the local newspapers, be sure to include a photo. Advertise in all of the "Penny Shopper" types that are in your area.2) Build a website featuring your house. I would suggest buying the address as the domain. Use the url in all of your advertising.3) Have a professional sign made for your front yard. Be sure to post the url on your sign.4) Be ready, on a moments notice, to show your house to prospective buyers. This means to have the home in "show-ready" condition at all times.5) Have an open house scheduled on weekends.6) Have a lender prequalify the buyers you find. Ask the lender about what financing programs are available for buyers of your home.7) Have a home inspector do a pre-sale inspection of the home to know what buyers will demand to be fixed. Consult an attorney for the proper, required state & federal disclosures, and a sales contract. You might also ask the attorney for advice on the various local, state, and national fair housing laws.9) Have the title search done ahead of time.10) Make attractive sales brochures to have along the sign in the front yard. 11) Hire an appraiser to appraise the property for "market value". Many buyers will ask to see one.12) Post your home on as many websites as you can find: google, yahoo, msn, craigslist, ebay, etc.13) Mail your brochure to everyone you know. They may know someone that needs to buy a house.14) When showing your house, answer the buyer's questions honestly, but do not volunteer extra information. Don't "over-sell", or appear pushy.15) Look for "buyer's" signs.16) Close them.17) Make sure all of the contract contingencies are fulfilled.1 Prepare a preliminary settlement sheet for the closing agent.19) Continue to show the house. It isn't "sold" until you sign the deed, and collect the payment.20) Try to get a "Back-up" offer.21) Proceed to close escrow. Pick up the check.
