1. Describe the organization where you work? History, type of facility, types of services provided, source of payments, ownership, size (employees, etc.)2. What's your position? Staffing structure, reporting relationships with other professionals and staff. # of people supervised (if any) relationship of the unti the person manages to the other in the organization.3. Your activities, functions, roles, including: what priority do different activities have in the day-2-day operations? How much time is spend on each? Which priorities are most critical?4. Your personal educational background and career history, how do you feel about the title/position you hold?5. What are the current issues you are facing in the organization and the factors that most influence your organizations future? Three special ones would be great!10 Points Best Answer!This is for a Real Estate Class that I am taking. Thanks for those who are helping. And to those who aren't helping, go away! =)

1.) 20+ years, real estate industry, office building, all real estate related, commission, private, less than 1,000.2.) Agent, report to broker, 5, administrative staff.3.) Marketing listings, phone calls to prospects, handling incoming calls, scheduling appointments with clients, suppiers, contractors, appraisers, etc. Marketing listings is pretty constant 8-10 hrs per day, calling 2 hrs, incoming calls 3 hrs, scheduling appts 2 hrs.4.) 18+ yrs in real estate, some college, hold 3 state real estate licenses, hold appraisers license.5.) down turn in the real estate market.

1. I work for a brokerage. It is a franchise, in my area this franchise has been open for about 14 years. I do not own it, and in my area there are about 8 offices that are opened with this same company, one person owns all 8 of them. Combined there are slightly more than 650 agents working in these 8 offices. Sources of payment include: we charge a fee to someone who is selling their house through us, usually 6 percent of the sales price, the person who lists the house gets to keep 3% and 3% goes to the person who brings in the buyer. Actually it goes to the broker, then they broker gives the person their "split" which usually starts at 60/40. So on a house selling for 100K, 3,000 is one side of the commission and the broker takes 40% and the Agent gets the other 60%. Of course there are fees, like a franchise fee etc that comes out of this, but this is just a rough idea. Now, someone can take a listing for less than 6% and just split the number they take. They can also do a flat fee. 2. My position is Realtor/Associate/Agent all the same thing. I go out and sell houses. There are other positions in the office: secretary, accountant, broker, Assistants to certain positions, Administrator, closing coordinator. These people answer the phones, cut the paychecks, broker oversees everyone and keeps the office out of trouble. the closing coordinator takes the files and gets them to closing, she contacts the banks involved, the sellers, the buyers, anyone that she needs to in order to get all the information needed to close. 3. My priorities are to make sure I keep in business. What I mean is I need to make sure on a daily basis that once my listing(s) sell I'm not out of business. I spend each day analyzing the market, doing paperwork, and contacting people to see who needs a house and how I can help them do that. It is a priority to make sure that I keep things going or next month I could be hungry. When you make a sale, it takes 30 days to get paid (you can sell the house today, and write up the contract etc, but it doesn't close for 30 days, and that's when you get paid, if it falls, you are out of luck), so I make sure I keep my business going where there is always a new client on the horizon so I can stay busy and keep the income coming in. 4. I have a degree in Business and Finance. While in college I went to Real Estate school, I have since worked as a Realtor, never worked in corporate, but did finish my degree. I like my title as Realtor, I like that I have a degree, and if my business ever fizzles out I still have my degree to lean on, and my experience as a realtor to go with it. I hope that never happens, but I do have a plan if it does. 5. 1. Everyone follows the same pay schedule, same policies etc. wether they are friends with the broker or not the same rules apply to everyone. 2. They way we are set up, we have so much in office and online support that there is no way that anyone has an excuse not to get help when they need. it. Excellent training is offered and helps so many with their career. 3. This company is growing very rapidly in my area and nationwide. There is an excellent stigma that goes with our name it is just great.
