Monday night, my hubby and I made an offer on a home we saw. Our realtor said she gave the agent the paperwork first thing Tuesday morning. Well Tues noon I called her and she said the seller was reviewing the info and that another buyer had made an offer, too. That'd we'd hear back in 48 hours. It's been 48 hours. I suppose no news is good news, but what do you guys think? How long does the seller usually take to respond? I have no idea how much the others offered but we offered within $15k of their asking price. And the housing market is really busted up right now. Hardly anyone is buying.

The time for the seller to reply should be listed in your contract/offer. In Ca. most contracts have 72 hrs as a default. Ask your agent to call the seller's agent to get an update.

You should have an expiration date in your offer-I usually include a 36 hour window for the seller to respond. I would call your agent and ask when your offer is set to expire. If there is no expiration, have them draw an amendment that will cause the contract to expire a 6PM TONIGHT if there is no response.While the law varies slightly from state to state, the general rule is that if the seller (not the seller's agent) receives the contract on Monday morning, and another on Monday afternoon, they MUST respond to the first contract before negotiating the second. However, if the agent receives contracts in the same time frame, but waits until Monday night to present both to the seller, they will have the option of asking both parties to resubmit their 'highest and best' offer to purchase.Keep in mind though, that sometimes less reputable agents will claim a fictional competing offer to drive up the price. Your offer sounds very reasonable-If you get the 'highest and best' request, I'd stick to your current offer. But make sure you get a time limit in place on your contract NOW!
