| i am planning on remodeling my parents guest bathroom at some point. the 3 bedroom 2 bath house has a tiny little guest/kids bathroom with a bath/shower in it... i want to rip out everything because of its condition and i was wondering what sells better when it comes to selling the house? i could put in a large shower or put a bathtub+shower... any ideas... it would help if you are a realestate agent or just sold a house thanks...this is the "main" bathroom in the hallwaythis is the only bathtub in the housethis is a house in the san jose suburbs (south san jose) target is deffenently not older people |

| A bathtub/shower combination would be better because a bathroom with just a shower would just be considered a 3/4 bathroom instead of a full bathroom. |

| Bathtub plus shower. You can use it in more ways.I am not a real estate agent, just that is what I would prefer. |

| Does the other bathroom have a bathtub in it? If so, it shouldn't matter. In my opinion you need to have at least one bathtub option for anyone who may buy the house with small children. |

| what is your target market older folks or younger if older folks are buying in that area than I would go with a shower because of the problem with arthritis it makes it hard to step over the side of a tub I know We have a tub up stairs and a shower down stairs we use the shower just for the fact it's easier to get in and out of hope that helps |

| If this is an ensuite, it doesn't matter, but if this is the main bathroom for the bedrooms you should put in a tub/shower combo if you are looking to sell. It will make a difference. |

| I would stay with a bathtub/shower combination since it is the only place for a bathtub in the house. When it comes to selling a home, it is best to keep the areas as versatile as possible. Consider adding a bathtub/shower combo that has some luxury features like a jetted tub or massaging shower head if they don't increase the cost by much. Bathroom luxury is a big trend right now in homes. |
