It depends on the mortgage company. Approach the mortgage company of your choice and ask them.

Talk to a mortgage lender and have them explain the process.Pre-qualified and pre-approved can be used interchangably in some arenas. A pre-approval means you have been approved for the mortgage, but the house has to appraise for the amount you want to borrow. As Acermill used to say, he could get a ham and cheese sandwich pre-qualified for a mortgage. And please know your finances, some people get pre-qualified for way more than they can afford. But the pre-qualification does give you an idea of how much house you can be shopping for, just be mindful of your budget.

Hello! You'll want to contact a direct, national lender and tell them you want to apply for a mortgage. They will ask you a lot of questions about your income, assets, credit and the type of property you are interested in. Let them know what kind of payment you are comfortable with and they will be able to let you know what you can afford comfortably. Be sure to have a full approval before shopping for a home so you can avoid any hiccups. Work with a Realtor to find a home and your lender and Realtor will help you from making an offer all the way to closing. I included two links - one about approvals and one to help you find a lender. Feel free to contact me directly if you have any more questions.
