I signed a contract with a real estate agent 4 months ago to sell my house.(It is a 1 year contract) She has not been showing the property. No open house and the information on line is not accurate, I have asked that it be changes, but she will not change it. She also will not let me out of the contract unless I pay the cancellation fee. I dont have the money right now. I have tried everything, even writing to the real estate board.any suggestions????

Read your contract. If she is not performing correctly, you should be able to redirect her. She works for you, not the other way around.

put some forsale signs out side in front of your house in have a open house so people can come there in check out the ouse are if you dont want alot of people in your house well put a sign out side saying only appointment in call for one that is how i sold my house it took about 2 months to get the right buyer in allso put it in the news paper to just dont try to sell it for a arm in a leg cause that will not bring you any buyert all ever

threaten tro sue she is breaking contract by not showing or following ur changes also explain ur situation to another realtor who may know what to do espc if u say u want to use themTalk to attorney will be free or nominal consultation fee or check out legal aide office. U could also try selling urself with adds signs save the commision and headache. Also dropping price will sell it faster

Read the contract carefully to see if there is grounds to break it for nonperformance or failure to follow your direction. And NEVER sign a one year contract again - thats way too long.

Contact her broker, your contract is really with them, it would not follow her if she switched brokerages. You should be able to get a differant agent assigned to you.

I agree with Landlord. Contact the broker, and don't be shy to tell him/her about the problems you are having with this particular realtor. Tell him/her that you need information changed, and that you want someone who is going to work for you, not against you.I also agree, that you need to drop your price. If your house looks presentable, it's probably the price that's keeping you from selling.

Talk to her broker (principal broker, owner, boss) and explain your concerns. Ask for a new agent or a straight up cancellation of the contract with no cancellation fee.

first thing:open houses hardly EVER sell homes. sellers need to just "get over it". they've been tricked by the home shows on t.v. in thinking they'll get 4 or 5 people on a sunday and get an offer. it doesn't happen. also, why did you sign a 1 YEAR CONTRACT!? that is crazy. if there is something not accurate in your listing, call the agent's BROKER and DEMAND to be let out of your contract. if they say "no". just hire a new realtor. they aren't going spend their time and money in court to collect a cancellation fee.
