Honesty I believe ... so if you're serious about buying or selling, interview as many as you can .. go to office and ask them questions, make sure you're comfortable to work with them, some will intimidate you into signing a contract right a-way and the sort..just make your best judgement

Select one that is active in your area and that is with all the multilisting services, and that shoots straight with you. Most will promise you the sky and deliver you very little, many will price your house higher than they know it is worth, or for what it will sale for. You might want to look into doing a listing with a discount broker that charges you one half percent to one percent and gives you all the exposure to multi list and other Realtors, and that when they sale your house they would get three percent, which means you would save about two and a half to three percent. It is best not to use someone that you are already friends with or close to, as your house is the biggest asset you will ever own, in most cases, and it is very personal to you. Emotional highs and lows happen when selling a house and relocating so stay away from close friends and/or family when listing your house, and tell them up front why you are doing it that way.

Most of the referrals that our real estate agency gets come from satisfied customers/clients, attorneys, banks and title companies you might try asking them of their experiences with different companies doing business in the area you are interested in and then interview as many as possible before you make your decision.In this forum participants such as myself give opinions on subjects that they feel they know the answer to and sometimes those opinions sound exactly like the right answers but they might not be due to the varying laws in each state, and anyone can make a mistake, that’s why I like to give links to resources that you can check all answers against, including my own opinions, in case my opinions are wrong. A referral is always the best way to go. Don't choose someone just because you see their name everywhere. That's marketing not a referral.Ask a lot of questions and let the agent know what your goals are and what you expect out of them.There is no such thing as a "standard" in commissions. That would be price fixing and is illegal. Happy house hunting!

fees are always negotiable to a point. sometimes their brokers has a minimum set rate, but it's rare.make sure you have a good "vibe" with the realtor. i had a realtor sell my house a few years ago based on a referral from a friend and i just couldn't stand her.

I actually make a survey when I choose a Realtor. I would definitely base on the experiences of his/her clients. There is still a percentage from the commission and it will depend how you will rate it.
