We signed official paperwork on Feb 14th. There has not been a sale pending sign put up yet and the property is still listed on the local TV real estate classifieds.

The realto uses the sale pending sign once there hasbeen an offer and the offer has been accepted, it will be changed to a sold sign once the deal closes and financing is secured.Good Luck.Palmer

The sale pending sign is used between the acceptance of the offer and closing. Don't worry about the property still being listed, they want to drum up interest and get people to call even if the property is no longer available.

Some agencies wait until financial committment from the buyer's lender. It sometimes takes time to "pull" an ad.

It varies by state and as a result of local laws. In some areas of NJ (possibly the whole state), for example, a sale pending sign is not permitted on lawn signs at all. Once a contract has been accepted, reviewed by attorneys, and finalized, an "under contract" sign can be placed on the property. When the home sells, the signs are usually then removed.

It is preferred to keep the property expose to the market, just in case the deal does not close.
