You should be ready to close now, as long as a Municipal Lien Certificate has been obtained. Check with your Lawyer, but he is probably arranging the closing date & time with the Lawyers for the seller & the Lender. Remember, you will need an Insurance Binder & a Receipt for the 1st years paid premium. Check with the Lawyer to determine how much you will need to have a Bank Check for to handle the final closing expenses. Congrtatulations & Good Luck.

If you have clear to close and you have clear title, you should be ready to close immediately. The Mortgage Broker should be aware that your title is ready. If not, have your Attorney fax, or email the title to your broker. At that point, your broker will contact the lender who will then set up a closing with your Attorney or title company.
