| I am in NYC and would like to make an offer, however, the agent I'm dealing with is a seller's agent that is showing a listing not within their brokerage. I do have a buyer's agent, but this is a property that he did not show me.So in other word's, I might as well involve him in the deal anyways?Thank you all for the info. Any and all advice is still welcome.To Frankie B,The buyer's agent that I have been working with has only been showing homes that I researched and found. Plus, he seemed to be dragging his feet a bit and I got impatient and contacted a couple of other agents after finding properties that I was interested in. This one agent showed me not only the listing I was interested in, but a few other properties she thought would be a good fit for my criteria.To me, it seemed like she put in more work than the so called buyer's agent did simply because she matched what I was looking for with properties SHE researched for me.I hope that clears it up a bit? |

| Read your buyer agency contract before you do anything. If it's a standard contract, you may well owe the buyer agent a commission even if you found the property on your own. If the contracts read as I think they do, you may well have gotten yourself into a situation where you might owe the buyer agent a commission, and a seller's agent who is not willing to share said commission with the buyer's agent. |

| Have your agent write a purchase offer. You'll get yourself in a huge mess doing it yourself. If an agent of a seller objects to you bringing YOUR agent (because the seller's agent doesn't want to share commission) tell him you'll walk away from the deal. It's a buyer's market now and you have leverage. |

| Why wouldn't you involve the buyers agent in this deal? If you signed a contract you will be liable to pay them if you leave them out. Also going at this alone would be inadvisable. Would you handle your own tooth extraction? Not to mention the buyers agent probably worked hard for you, and now you want to leave them our, how would you feel if you worked all week(month) and them didn't get paid? Its not really fair now is it? |
