| A Buyers market implies that there are more homes available than there are buyers. This creates a downward pressure on prices, meaning that you should be able to buy a home cheaper than before.A Sellers market is the opposite. |

| A "Buyer's Market"means there are usually many homes for sale and a "Buyer" has an advantage. When there are more homes for sale they Buyer's who want to buy them, the costs go down. In additional, homeowners wishing to sell may help out with closing costs and/or perform repairs on the home in order to entice a buyer to pick their home to buy. This happens in a "Buyer's Market."In a "Seller's Market" there are less homes for sale than buyers and the "Seller" has the advantage. For example, New York City, NY is a Seller's market because there is a shortage of housing. | It is a supple and demand issue. A buyers market means that there are MORE sellers then buyers so buyers have the upperhand and can negotiate better prices, terms, and conditions when purchasing a property. This allows buyers to buy house BELOW list prices. In a sellers market the demand for houses are higher and sellers can get multiple offers on a house and sometimes sell for MORE then list price. Keep in mind that real estate is a LOCAL market and just because the "national market" numbers are doing one thing, that does NOT mean that the same thing is happening in YOUR local market. I read an article today that stated Austin, TX went UP 17% this year when ALL you hear on the news is doom and gloom. |

| One advantage of being in a buyer's market is that you have the advantage in negotiating the terms of the contract. Because there are fewer buyers than houses the owners will be more likely to accept terms they might not if there fewer homes than buyers. |
