| The house we bought, we decided to flip....It turned out to be more than we bargined for, and I don't even think this thing would pass inspection. However, the land is in a prime location and could be used to build either Commercially or put two houses on ...I tried to find out how the land is Zoned but I am getting nowhere...Also, How do you go about trying to see if there would be an interest (by developer) to purchase the land for this purpose? We are VERY eager to sell but do not want to be taken advantage of because of our lack of knowledge about Real Estate....Any Answers are welcomed, but, I would like an Opinion from some one who knows this field....Thank you in advance..... |

| you need to find a good real estate agent that will help you will all your questions. shop around and interview a few in your area and go with the one that you like the most. |

| depends on where you live, you usually have to get the property zoned commercial and in most mid to small towns that is done by the city council after a hearing. in big cities there is a planning commission that handles that, |

| The zoning is a matter of public record.What the zoning code means is usually on the counties website for planning or zoning department.You need a Realtor that either has their broker license...or has been in the business a long time.......preferably one that does commercial real estate as well and has extensive knowledge about the area...not the one with the glamour photos who look 23........usually a lifetime resident. I find they have the most knowledge about zoning and city issues regarding the zoning or rezoning of a particular area and what the reasons are for the city not allowing in certain cases.... they are the ones that have sat in on a city planning meeting a time or two. You need someone in your town with a wealth of experience. Find a local honest good 'ol boy. I can tell you the zoning based on address but thats itGood LuckOBA |

| Contact your local Real Estate Investment club and talk to the other investors. They are an excellent source to guide you to the proper realtor, zoning information, and options for exiting this investment. A few postings suggest "Ask a Realtor". If you are going to do that, in reality, you want to ask SEVERAL Realtors. You'll be surprised at the variety of answers. (just like lawyers, never talk to just one). The more years experience, the better. There are some good Realtors out there I'm sure, but a certain quantity go to class for a license and don't educate beyond that. By that I mean learn all they can to include going beyond blindly following advice from the Realtor world. The schools are rather elementary. If you list, keep it at 3 months. If they truly know how to market, they can sell it in that time. Another 3 or 6 months is not going to help. To research it on your own go to "Gxxgle" and type the zip code of the property and "Planning and Zoning" after it (i.e - 85029 planning and zoning) and check the results. |

| Your realtor can tell you if there is certain zoning , or the zoning offic ein the courthouse or county offices. You can get a parade of homers magazine for your area to help you out as well.How bad off is the place? is it a toal money pit, or just in need of a few major repairs. As I just bought a house recently that was sold as in good shape and need of little repairs but when we got in , it has taken more than I earn. with what little I get towork on my plumbing every week it seems. I wouldnt have bought the house if I knew all this mess.Would it just be in your best interest to level the place. Is something to check into , If you can see the way the neighborhood is going. As sometimes the vacant land is seen more appealing that something that distracts form the usefulness of the land. |

| Your city zoning commission can answer your questionsabout the zoning.Call the city and ask for the zoning officephone #You could also probably 'google' the zoning office in your city and find their number tied to the city website, or justgo to your city website and search their listings.Once you find out about the zoning questions, youcan go to the land records section of the courthouse, maybe even online (if your city has the capability), and search for parcels sold in that area, and get a feel for the market value.Lastly, a commercial realtor could be used to speed all of this along, but there will then be afee involved.Good Luck !!Scottwww.HomeCommandos.Net |
