I am interested in investing in real estate by performing house "flips". I am thinking I would like to purchase foreclosures and tax sales. I know very little about the legal and financial issues related to real estate investing of this sort. If you have any experience doing this, I would love to hear from you. (I do however have experience fixing homes/renovations, and would only like information relating to the legal/financial issues. Thanks)

Don't get sucked into going to seminars or buying high priced cd sets. A good place to start since they have experienced members and sometimes free materials is your local real estate investors club though there is usually a member fee. Its also a good place to network for deals and financing.

You need to have 12 months of working capital to do it...the housing market has taken a huge hit...so a lot of "flippers" are losing quite a bit of money... You also need to consider the fact you will be competing with developers trying to get rid of all their new developments... that is why you need to have a good bit of money in your pocket to get started and be successful...If you dont have the money, you might consider being a partner with someone who has the money but doesn't have the physical skills to flip a house. You could contribute the work and they could handle the financial backing... Also with foreclosures...often times the previous owner will have 12 months to reclaim their property..this is called right of redemption..If you were to fix up a house and they reclaimed it..you would lose your money you out into the house...

Read up books at your local bookstore on real estate investments. There are many books which teach you the ropes of real estate investment. If you are really serious you might want to consider joining up with a real estate agency as an agent. If you are working and may not have the time, become a part time agent first. The training that these agencies provide and the experiences you can get is invaluable. Plus you get the added networking opportunities to meet people whom are already in the real estate business.It would be even better if you can get your hands on a deal as an agent. This way you can experience for yourself first hand what it is like transacting a property, what are the things to take note etc. etc. etc. And the best part of it is you get paid a commision for transacting the deal without the risk of investing with your own money.Once you get familiar with this business and feel ready then you might want to consider starting getting your feet wet with some investments on your own.

I was a coach for Carlton Sheets for a while and found his material to be realistic. You can buy the books on eBay for cheap. It will give you a very good overview.I coached for a while to get paid while I learned their system. I was already an investor with 12 properties but wanted to learn more about doing zero down purchases.
