My husband and I saw a house listed on a website and contacted the office of an extremely reputable realtor. The person who came to show us the house was a member of her group, but extremely unprofessional. She just kept exclaiming over the knicknacks in the house and didn't offer anything other than that she liked it and it was "a good deal". We asked to have comps for our area, so we could consider buying the new house. The realtor sent us outdated comps that didn't help us one bit. I originally thought they were sent to trick us into thinking we could afford the new house, but now I think the realtor just didn't KNOW any better!I have two questions - am I forced to work with this realtor because she answered the email? Also, if we do decide to buy that house at a later date...let's say it's long term, like a year from now...are we still obligated to work with that realtor? In our opinion the only useful thing she has done was open the community gate for us!

If you didn't sign an agreement to work with just this realtor, you're not obligated to work with her. I don't know the answer to your second question, but you could ask another realtor.

no, you dont have to work with her, but she will get a% of the comission if you buy from her group. Most houses listed these days are put on multi list, which means any realtor from any company can sell the same house....I would go to another company and see how they treat you

If you have not signed anything, you are not obligated to do anything. I was selling my house In NC and our Realtor was showing our house and had fallen asleep on the couch. Go figure. LOL

I am a Realtor and I am sorry to hear about unprofessionals in the business. Keeping in mind that laws vary from state to state, unless you've signed a contract such as a Buyer Agency Agreement, you are free to use any Realtor you like. You can contact the manager of that office and ask them to recommend their 'top agent' or you can probably choose any agent you like from another company. I would definitely let the manager of that office know what happened as this agent is representing their company to the public. You may also want to ask around, friends and family, to see if anyone can make a recommendation. Good luck!

Unless you signed an agreement with the agent's group called a buyer/ brokerage agreement, then no, you don't have to work with this agent. In fact, I would recommend against it. The listing agent works for the seller of the home-consequently the listing agent's assistants also work for the seller of the house. Your best bet is to hire your own Realtor from another brokerage. This ensures that you will have independent, professional representation that will help you access current market information and accurately price your offer. You will not have to pay for your own Realtor, as the seller of the home usually offers commission to both agents.One more thing: it has become common for some agents to include a disclaimer in their listings that states something to the effect of: "If we show your client this house without buyer's agent present, buyer's agent commission will be .05%" or something like this. I hate this-just instruct your agent to include the amount of his commission in the special stipulations segment of your offer to trump this ridiculous assertation.
