| Most realtors use a standard purchase contract approved by their local or state professional association. Will someone please tell me what kind of special provisions and/or addendums your lawyer or useful realtor (for those who had one) added to your home purchase contract? Was there something added or stipulated to the original contract that protected you as a buyer that you would suggest to others. How did your realtor or lawyer alter the form contract for you? Please share details.FYI: Please do not suggest I use a realtor because I am under contract with a useless one already. I have made one offer on a home so far and she has only had one addedum and that was for financing contingency (even though she knew I was already preapproved). She has not altered the form contract in any other way. |

| Addendum should include: Itemized personal property that is to be sold with the house (garage door opener, pool equipment, gas grill, lawn mower etc.).All contingencies, financing, environmental and physical inspections, timing for closing if other then in the standard form, etc. Approval by Buyer and Buyer's attorney of inspection results. |

| Nancy,because people tend to be sue happy I suggest you use a Realtor and leave it to them to sort through all of the neccessary Disclosures and addendums,counter offers ,etc.The buyer is represented free of charge provided you are trying to purchase a contracted listing. |

| Many contracts that are used by REALTORS don't require changes or addendums unless there are special circumstances(ie personal property transferring or Home Owner Association approval). Things like financing and inspection clauses are already included in them. Read the contract, before you sign it ask questions. That's what the REALTOR is there for to address your concerns. |
