If someone is deemed disabled by the government and tries to rent an apartment, do you, as a landlord, need to designate a handicapped parking spot and be sure to mark the spot as "reserved" rather than just paint a wheelchair logo on the closest spot to the entrance of the apartment? If you fail to mark it as "reserved" can that person hold you liable if someone else parks in that handicapped spot preventing your tennant from using the spot?

first of all the landlord does not have to provide handicapped parking spaces unless they have a certain percentage within the structure. if someone should park in a handicapped parking area they can be fined (prices vary) but not if they are just designated the closest spot to the building. unlike shopping areas where a certain amount are designated per occupancy rule (10% per 100) you cannot hold a landlord responsible for others ignorance.
