I have my home on the market, and I have to admit I'm just not that impressed with my realtor. But I don't want to be hard on her. Can I hear from Professional Realtors (if you are not a professional realtor with you active license then I do not really see how you can answer this)?

If you have time 'don't be hard' and keep going till the end of your contract. Take your time to look for the most success full Realtor in your area and give him/her the job.The qualities of a Realtor reflect success$$$. You can spot succes anywhere.Hope you'll sell soon,Peter

Does your Realtor have any real estate designations like "GRI", or "CRS", or "ABS"? That would tell you they are committed to the business and have grown through educational courses. How long have then been in the business? What exactly are they doing to get your home sold. A Brokers Open? A brochure booklet rather than a flyer? Any open houses for the public? Do they have a website and are they advertising your home on the Internet in various places? Newspaper ad's do not bring buyers!You really want someone who is working smart. Some heavy hitters in this business take your listing and then dish out all the work to others without monitoring what is going on. I have to tell you that today's market is tough. Market time/days on the market have tripled in some places over the last 3 years, buyers are ALL looking for the bargain! We are seeing numerous low ball offers, asking for all kinds of things, from prepaids /closing costs to new flooring of their choice. So if you're not getting activity on your home, it's probably the price, the price, the price and then maybe you need to have a professional come in and stage your home. And last but not least, if you really don't have to sell and move, then take your damn house off the market!

Sometimes the "busiest" agent just doesn't have time for you so I'd interview 3 or 4 that friends or neighbors recommend and pick the one that impressed me the most rather than the one who brags about all her/his sales. Time is their most valuable asset. I'd rather list 6 great listings and sell each one than list 25 so-so listings and sell maybe 2.

First and foremost a good Realtor will tell you the truth. The truth about your home's value and the market. A good Realtor will tell you what you need to know, which may not always be what you want to hear. A good Realtor should know the market in the area and be very familiar with the comparable homes on the market. Have your Realtor show you how they are marketing your home, which should include a variety of ways. Have them give you updates as well. A good Realtor is an excellent communicator. From my own experience as a Realtor I feel that some agents drop the ball once a home goes into escrow. A successful close of escrow is one in which details in the contract are attended to and both buyer and seller end up feeling good. Make sure your Realtor is watching your back and encourages you to disclose all pertinent information. Buyers do not like surprises and law suits are no fun. Do not trust a Realtor that is willing to list your home above comps, especially in this market. Good luck!

The most important thing you should be looking for in your Realtor is Competency. Seeing that a Realtors main job should be to inform you. They can't do this if they are not informed. Any information that your Realtor does not know they should be able to get for you quickly. They should also always have your best interest in mind. A lot of the time this is giving you information that might not be easy for you to accept i.e. your home is not worth as much as you thought. To put it simply you should feel like you need your Realtor and you have a distinct advantage over your competition because they are working for you. If they don't give you this feeling then you should find another Realtor.
