I am thinking about selling my home-yes, even in this awful market- and I dont know how to choose one. I need to know what I should look for, what I should ask him/her, how I should stage my home?

first in this market unless it is priced right or in a hot location best bet is to hold off for at least a year, it is a buyers market at this pointbut most important item to ask a Realtor is how are they going to market the house? how much do they plan on spending for marketing, note open houses do not count, almost never get a bite from a open house but it allows your Realtor to meet potential buyers who may buy another house but probably not yours

First, you should interview (at least) 2-3 Realtors ... Beforeyou decide which one to hire.Look for professionalism on the part of the Realtor. Do theycome to the interview with a Portfolio; OR a Resume that tellsyou about (both) the Realtor and the Broker/Company thatthey work for.The Realtor should be able to describe an individual Marketing Plan for your Home. Ask the Realtor to prepare a CMA (Comparative MarketAnalysis) for YOUR property. This report "should" documentMarket Activity in your area .... for the past 6-12 months.(That information ... will help you to get an idea of whathouses (similar to yours) are currently selling for. (A TopNotch Realtor ... will Come to the First Interview with thisinformation .... However, (some) choose NOT to prepare this report until AFTER they have seen the house .... Either way is fine ... But, look to see if the Realtor explains how they "work"UP FRONT.The Realtor should be able to explain the CMA to you ... andlet you know .... how the "numbers" apply to your situation.Ask the Realtor to prepare a "Estimated Seller's Net" sheet. This document will Estimate ALL of your Selling Expenses. Each (projected) expense will be itemized ... it SHOULD include the Realtor Commission, as well as the OutstandingBalance on your Current Mortgage. This sheet will help YOU and the Realtor ESTIMATE what your NET PROCEEDS will be.Find out how long (both) the Realtor and the Broker/Companyhas been in business. An inexperience Realtor "may" not bea bad choice .... IF that Realtor is working under the supervision of a Competent Broker .... and Trainer. And if possible .... A Virtual Tour of your property. Whetheryou hire a "Professional Stager" is between you and yourRealtor. Depending on your Budget ....
