| i seem to find real estate agents are kind of similar to bankers. 1: non-stop smile2: happy gitzy voice3: nag nag nag4: every things good about this part5: why are you looking in those bad places thats not where i showed the house to youlol idk i seem to find the woman the most annoying. almost like they did something bad and trying to buy a tickewt to heaven |

| -because they seem to think they know more than you do about your needs...and they just met you 5 minutes ago-because if they think you don't have any money cuz you showed up to an open house in ripped up jeans (god forbid, I mean it is SUNDAY), they'll turn their back on you and stick up their nose-because they can be major jerks-because sometimes they seem like they are your best friend, but then when it comes down to it they aren't looking out for you and their greediness shows if you find flaws in the property-because they can be snakes-because it's not rocket science to become an agent, yet they act like it is-because many agents seem to be totally clueless about the property they are representing (this one pisses me off the most) |

| If you were scheduled for an appendectomy, a relatively minor procedure, would you consider doing the surgery yourself? Would you schedule the operating room, the anestheologist, the nurses? Would you remember to order the medication needed for pain, to prevent infection, etc? Then considering all you have to do beforehand, would you actually perform surgery on yourself? Probably not. Real Estate Agents do more than just stick a sign in your yard. We will recommend a price to you based on the market in your area, list your home with different Listing Services, show your home to qualified buyers - most of the time while you are AT WORK, and will provide recommendations to you once you receive an offer on your home. We ensure the buyer has met with the lender, we work with the home inspector and repair companies should there be any cosmetic or structural problems with your home, we provide all of the information to the attorney, and make sure the HUD statement is correct and that you are not paying for anything more than you originally agreed to. (I caught one attorney trying to charge up to $4,000 to the seller when it was actually the buyer's responsibility to pay.) On top of that, the 6% fee does not go to the agent, although many people just assume it does. The buyers agent usually gets 3%, which is usually split 50-50 with their broker. The listing agent gets 3% or 2% in todays market - which is also split 50-50 with the broker for marketing fees, memberships to the listing services, memberships to the local and state Board of Realtors, taxes, insurance, etc. Considering that most homes will be on the market 3-6 months due to the current home sales market, an agent selling a home for $350,000 would technically receive a paycheck for $5,250...breaking down to $875 per month for 6 months. Still think Agents are overpaid? Try doing this with a smile on your face when you have to skip your son's championship baseball game or miss dinner with your family so you can go show a house. It's a job we choose and a job we love. I smile because I like my job, even though it can be tough. Like us or hate us, there are a lot of bad agents that give the good agents a bad reputation. It's the same way with teachers, policemen, politicians, doctors, lawyers, mechanics, repairmen, etc. and more than likely the same goes for whatever field you are in too. |

| I think it's wise not to believe everything that comes out of the mouth of anyone who sells on commission.Like the old saying: "trust, but verify"They have an agenda: to make themselves as much money as possible.It doesn't mean they're all liars, but many, if not most, will skew the truth to serve themselves, just like a used car salesman. |
