Part of the Presidio’s Riley Row, this 2-bed, 1-bath duplex is loaded up with so much “architectural charm” that it leads people “to believe they were built as officers’ quarters, yet they were built in 1909 and 1931-32 as enlisted family housing.” And now, the Presidio’s renting it, and others, out with a limited time offer of $2,460 a month— a monthly reduction of $275. That’s no couch change. The catch? Living with the Doyle Drive revamp, which starts pretty soon (fall 2009/early 2010) and continues in its various stages for the next four honkin’ years. Calculator says: total savings of over 13 grand. So … “noise, dust, road closures and detours, traffic”: worth it?

The word seems to be they’ll report on crimes, provide advice, and “clear paths” for pedestrians, but an advocate for the homeless thinks it’s not unlike programs designed to “remove … poor people.” Cost of the yearlong program: $150,000. After gathering a thousand signatures in opposition to the long-bus terminal and meeting with Muni’s top brass, the band of brothers was able to extract a “compromise”: the big buses would only run from 5 to 9 a.m. (already the plan, last we checked), and the terminal at Fillmore would be “temporarily abandoned.” Translation: abandoned forever. Whoa: Hayes Green Lots Getting Juiced With Temporary Retail

Perhaps fed up with the forever empty lots that sit where the Central Freeway used to stand, the Mayor’s Office has dialed up architecture firm envelope Architecture+Design to put together temporary structures on Octavia fronting the Hayes Green. The mixed-use project, which encompasses retail, food, galleries, and gardens, is collectively called “proxy,” and is kind of a long-term pop-up retail idea— two to three years goes the thinking. In the meantime, the urban fabric is restored “through a combination of frame, fabric, mesh, wall and volume,” all eco-friendly and local and sustainable no doubt. Note also the same firm (which participated in Slow Food Nation not so long ago) has a mixed-use live/work project also on Octavia, though its readiness is also no doubt subject to the big bad economy, just as the Hayes Green lots are. So when does “The Sound of Music” screen?
