Yes, we know it’s a higher-crime neighborhood (perhaps why the listing highlights “two separate security alarms”?). Still, this one could be worth checking out for a family on a budget (there’s an unwarranted studio with a separate entrance, too). In honor of Gas Free Friday, we offer a few links to urban transport and cycling solutions from all over. My City, is a blog dedicated to sustainable urban transport from the folks at The Institute for Transportation and Development Policy. Check out their online exhibition of visionary transit solutions around the world. Meanwhile, in London, the shocking concept of Dr. Bike, providing on-site bike maintenance as a company benefit for employees who bike to work. Think Blue Cross with wrenches. And from Transport of London, that very British mash-up of BART and MUNI, offers of incentives for businesses to encourage workers to commute by bike. For bike-sharing in Paris visit Velib (the site is in French with a downloadable pdf in Anglais) and finally, for hours of workplace-safe transport porn and video there’s Streetsblog. That’s rather hideous: Naval Surplus? $1.738K

File under historic artifacts not worth buying: 1842 18th Avenue. According to the listing, once the home of Commodore Perry. Most people associate “Commodore Perry” with the American naval officer Matthew Perry, who in 1853 induced the Japanese to open up trade with the United States. But since that Commodore Perry died in 1858, we’re seriously doubting the provenance. Besides, Commodore is a naval rank and the Presidio’s always been an army base. Commodore Perry did have a verifiable pied-à-terre at the Admiral’s Row at the Brooklyn Navy Yard when he wasn’t off swashing his buckle in the service of American expansion before the Civil War.

The house is clearly early-twentieth century, and the two dates cited in the listing, 1915 and 1923, are probably the dates it was constructed and was subsequently moved to the current site. It certainly could have been officer’s quarters, built in the Presidio and moved down 19th Avenue in 1923 to the Sunset, however unaided by any commodores. One of the most unsympathetic renovations we’ve seen in while, including what appears to be a dry moat masquerading as a patio. New on the market and commodore-ing $1.738M.

Based on the photo of the burned-out shell of a Victorian house (scroll down the link) perhaps the listing should read "constructed from building materials from General Pershing's home in the Presidio".]

on the market: Lofts in Downtown Oakland in the $300K’s

2010_07_08_bridgelofts1.jpgOK, we’ve been sort of allergic to Oakland. At least we were, until a few visits to downtown Oakland last month where we actually paid attention. New on the MLS this week from Brog Properties and repped by Vanguard: The Bridge Lofts at 330 Thirteenth Street. Once known as The Golden Bridge Lofts, they seem to have dropped “Golden” in the new marketing materials. We’re also not sure where the ‘bridge” comes into the picture. No matter. It’s a conversion of a Julia Morgan commercial building from 1923, and despite looking like a cast-iron loft building in New York’s SoHo district from 1870′s it’s probably terra-cotta tile on a steel frame. That’s our Julia, always the historicist.

Four units to a floor, ranging in the $300K’s with apparently identical floorplates over a commercial space. We’re a little fuzzy on how live/work zoning plays out in Oakland, but that’s how they’re being marketed. Use smaller canvases, maybe?

The listing says “multi-generational” but we’re thinking Olde Berkeley and going with “commune” although “group living” is probably more current. Also “multi-level”, with six bedrooms and four baths. The listing also says “1965″ but the pictures indicate a few major and skillful interventions- that fireplace is right out of a Post-Modernist’s playbook. Whatever the story here, it looks to be a swell house if you don’t hate Douglas Fir almost everywhere. Up in the hills of Berkeley, asking $1,750,000, and looks ready to move into. As always, tips as to whom the architect was are always welcome.
